Do I need this?
Good fit if:
- You are a Canadian landlord with 1 to 5 rental properties (houses, duplexes, basement suites, a cottage)
- You co-own a property and need the whole-property totals and each owner's share of net income
- You rent part of your own home and need a personal portion
- You want your rent and expenses sorted into the T776 lines before tax time
Not a fit if:
- You need CCA (capital cost allowance, depreciation) worked out. This workbook stops at the net before CCA. It logs capital purchases so you or your tax professional can do CCA.
- You need T776 Chart A or Chart B, uncollectible rent, partnership (T5013) income, or Revenu Québec rules. These are not handled.
- You manage more than 5 properties, or want tenant, lease or rent collection software.
- You need tax advice. Talk to an accountant or check canada.ca.
Not sure? Read the refund promise below. You have 30 days to try it.
Who it is for
- Canadian landlords with 1 to 5 rental properties (houses, duplexes, basement suites, a cottage)
- Co-owners who need the whole-property totals and each owner's share of net income
- Landlords who rent part of their own home and need a personal portion
- Anyone who wants the T776 line numbers in one place, with the CRA source and date checked for each
The problem
Rent in the bank app, receipts in a folder, and in spring you rebuild the year to fill in Form T776. Which expense goes on which line? How do you split a duplex you own 50/50? Which part of the house is yours? The answers are on the CRA site, but spread over several pages.
What is inside
- Excel workbook (16 tabs, formulas only, no macros): Start Here, Settings, Income Log, Expense Log, Property 1 to Property 5, Co-ownership, Monthly Summary, Yearly Summary, T776 Line Map, CCA Not Handled, Sources, New Year Reset.
- A tab for each rental laid out like the T776: gross rents (8141, 8140, 8230, 8299), 13 expense lines, personal portion (9949), short-term portion (9365), Line 1, 9369, your share (Line 2) and Line 3, net before CCA.
- Income log (600 rows) and expense log (1,500 rows) with dropdowns and a Check column that flags any row that cannot be counted.
- Co-ownership: enter the whole property, set your ownership % and up to 3 co-owners per property. See each owner's share and a check that the shares add up.
- Personal portion: a default % per property, or a % on any single expense row.
- Short-term rentals: mark rows that relate to stays under 90 consecutive days. The total goes to line 9365, after the personal portion.
- Monthly Summary and Yearly Summary by property and for all properties.
- T776 Line Map: what belongs on each line, with notes from the CRA guide.
- Capital purchases and non-deductible items are logged on their own so they stay out of your expenses.
- A filled-in sample copy with 4 made-up rentals.
- 8 page guide (PDF) with CRA links and the date each page was checked, a one page checklist and a README.
Formulas only, no macros. It should open in Excel and Google Sheets (tested in LibreOffice only). Yellow cells are for you, grey cells are formulas.
What it is not
- It does not calculate CCA (capital cost allowance, depreciation). It stops at the net before CCA, recapture and terminal loss (T776 Line 3). It logs capital purchases so you or your tax professional can do CCA.
- It is not tax, legal or accounting advice. Numbers are estimates. Your facts and the CRA rules decide what you report.
- It does not file anything and does not do T776 Chart A or Chart B, uncollectible rent, GST/HST on short-term stays, partnership (T5013) income, vacant land limits, provincial rules or permits, or Revenu Québec rules.
- Line numbers are from the 2025 T776, the latest posted on October 23, 2026. The 2026 form may differ.
- It does not promise any tax result.
